Lynch Creek Housing Development Project

Project Overview

The development plan for the Lynch Creek Housing Development (LCHD), proposed by a joint venture between The Richman Group and Tableau Development (the “Developer”), includes rental homes for both family and senior housing, a unique intergenerational housing concept that addresses the overwhelming need for each of these housing types in Petaluma, CA. This residential community would be developed on a 2.15-acre vacant site owned by the Healthy Petaluma District & Foundation located at the northwest corner of N. McDowell Boulevard and Lynch Creek Way across the street from Petaluma Valley Hospital.  The Developers have commissioned Pyatok Architects to design the project, which includes two three-story, garden-style family apartments and one four-story elevator-served senior building.  The family and senior homes comprise 87 units.

The development’s financing sources contemplated include State tax-exempt bond financing and equity generated from federal and State low-income housing tax credits. Healthy Petaluma may also provide a development loan to the project.

The Developer is targeting a Fall planning application submission to the City of Petaluma and a construction start by the end of 2027.
